The site is located to the north of Dronfield Woodhouse, off Barnes Lane. The land is bound to the north by open countryside, the east by Barnes Lane, and the south by existing residential development on Longcroft Road and Green Lea.

The site is well-related to the existing built-up area of Dronfield Woodhouse and represents a logical and sustainable location for new residential development. It has been promoted by Boningale Developments for allocation in the emerging North East Derbyshire Local Plan under site reference 45160 – Land North of Dronfield Woodhouse.
A well-connected location
Dronfield is a well-connected town which benefits from a wide range of facilities and services, with shops, schools and key local amenities all within easy walking distance of the site.
The site is served by bus stops on Stubley Lane and Carr Lane, with services running into Sheffield and the surrounding area. Dronfield railway station provides regular services on the Nottingham to Leeds and Norwich to Liverpool lines, with connections to Sheffield, Chesterfield and beyond. The A61 provides easy road access both northward to Sheffield and southward to Chesterfield, while the M1 to the east offers connectivity to the wider region.
The site connects directly into existing Public Rights of Way, with the Peak District National Park located approximately three miles from the town.
