A Public Consultation and Exhibition Event was held between 13 July 2026 and 27 July 2026.

We would like to thank all residents and stakeholders who shared their thoughts on our proposals. We are now in the process of reviewing all the feedback received before submitting an Outline planning application to North East Derbyshire District Council.

How does the planning process work?

Boningale Developments is a land promoter. This means we work to secure Outline planning permission for sites on behalf of landowners before taking development opportunities to housebuilders who will acquire the land, develop detailed plans and deliver the site for new homes.
 
Our role is to engage with local communities, prepare high-quality planning applications and promote sustainable development in the right locations.

A public consultation gives local people the opportunity to learn about a proposed development and share their views before a formal planning application is submitted.

Your feedback is important and will be reviewed as we continue to shape our proposals.

An Outline planning application establishes the broad principles of a development, such as access arrangements, the number of homes, including the provision of affordable homes, and the general layout of the development.
 
It does not include the detailed design of individual homes – that comes later through a Reserved Matters application.
Once our proposals are finalised, we will submit a planning application to North East Derbyshire District Council. The council will then carry out their own statutory consultation, assess the application against local planning policies and make a decision.
 
This process typically takes several months.
You can share your thoughts by completing the feedback form on our Feedback page or attending the public exhibition event at Gosforth Fields on 21st July 2026. Once a formal planning application is submitted, you will also have the opportunity to submit representations directly to North East Derbyshire District Council.
